GOALS
Provide a new Medical Office building in the Harrisburg community that provides a class A office space and also a space that is functional, beautiful and adaptable for the future needs of the community.

OPPORTUNITIES
The Harrisburg Town Center development had specific design guidelines that needed to be met and the needs of a multifunction medical office building were required. There was also a desire to make the building unique, within the guidelines but not at additional cost. The location of the site provided visibility on all four sides of the building allowing for variation in the exterior elevations.

PLAN
This 2-story 24,000 SF Medical Office Building in the heart of Harrisburg Town Center provides pediatrics, primary care, and obstetrics clinics on the 2nd floor and future tenant on the 1st floor. The blending of the client’s existing materials and exterior treatments with the design guidelines for the Town Center produced an elegant but understated building. Throughout the building’s exterior, the structure is exposed as a decorative element. This is most evident in the custom steel entrance canopies and mechanical screening. The layout of the stairs and elevators were carefully designed by pushing them to the exterior of the building to maximize interior upfit space. The structural frame was also designed with specific structural bay dimensions that correlate to Medical Office occupancy. This project was completed with a developer-led project delivery process, but with a patient and client mindset.
